HOUSTON—Weitzman is pre-leasing Lowell Street Annex, an approximately 5,200-square-foot specialty retail center planned for 726 W. 18th Street, between N. Shepherd Street and N. Durham Drive in Houston’s urban Heights neighborhood.
Matthew Dunn with Weitzman is handling leasing for the multi-tenant center, which currently is scheduled for completion in mid-2020 based on leasing.
The planned project benefits from its key location in the dense Heights neighborhood and its proximity to popular traffic draws like Snooze eatery, Smoosh custom ice cream sandwiches, Superica, La Lucha and Sweat 1000.
“Because of the location in a neighborhood of active residents, and with high-end fitness concept Sweat 1000 across the street, we’re marketing to a mix of uses, including health and wellness uses such as spas, juice bars and waxing concepts,” Dunn said.
The building contractor is Texana Builders under the direction of Dustin Hubbard. The architect is Robert Charles with Veritas AEC.
Lowell Street Annex benefits from its Inner Loop location in a dense, affluent neighborhood; within a three-mile radius of the project, the population totals more than 157,000, and the all-important daytime population totals approximately 169,000. Within the radius, the average household income is an affluent $115,752.
